  • Sound Insulation in Wooden Buildings – Wooden structures tend to have thinner walls, making daily noises more audible. If this concerns you, consult the real estate agency.
  • Check if Appliances Are Property-Owned or Left by Previous Tenants – Some properties list appliances like air conditioners as leftover items from former tenants. In this case, repairs or removal costs may fall on the new tenant, so be sure to clarify this before signing the lease.

Once you find a property you like, inform the real estate agency of your intent to apply. The most critical step here is passing the guarantor company’s screening.

The agency will send you an application form—fill it out completely and accurately to proceed with the screening process.

Key Points from My Own Application

  • Instead of marking “Unemployed,” I selected “Job Seeking” as my employment status.
  • I provided details of my previous employer and length of service.
  • Since I was under 65 years old, a co-signer was not required, and I successfully passed the screening.

Once you pass the screening, the real estate agency will start preparing the lease agreement. At this stage, confirm your official move-in date with them.

While online contracts are becoming more common, in my case, I received a physical contract by mail. It took about a week to arrive, so I used that time to get moving company quotes, making the process smoother.
